Can I inspect the property?
The property may be inspected by appointment
with the Accommodation Manager during office hours. You are
welcome to make an external inspection of the building and
its vicinity without an appointment.
How and when can we make an application
for a room?
You can make an application by completing the
Application Form and submitting it electronically,
by fascimile or
by mail
to O'Connell Residence.
Applications can be made up to 12 months in advance. Click

Who can a tenant call for assistance?
The Property Manager can be contacted at any
time on the phone.
What mode of public transportation
is available in the area?
The area around O’Connell Residence is
extremely well serviced by public transportation. Bus, taxi,
train and tram pick-up points are all within walking distance.
Are there supermarkets and shops near
O’Connell Residence?
O’Connell Residence is located within
a minute’s walk to Queen Victoria Market, Melbourne’s
largest fresh food market. The local area also has an abundance
of international restaurants, cafes and sundry shops.

What are the differences between the
$170 and the $200 rooms?
Rooms vary in size, location and facilities
(e.g. ensuites). Some rooms are also equipped with hydro
heaters which draw from the common heating supply while others
have their own electric heaters where usage can be controlled
by the tenant via the pre-paid Smartcards.
Is a deposit required? When do I pay
it?
Yes, a deposit is required but only upon the
successful allocation of a room. The deposit is equal to
one month's rental. This deposit will be transferred as a
security bond to the Residential Tenancies Bond Authority
(RTBA) for safekeeping after the tenant has successfully
checked-in to their reserved room.
What is the deposit refund policy?
The deposit is strictly non-refundable. This
applies if the room reservation is cancelled or if the tenant
does not show up on the check-in date.
Once a tenant has successfully checked-in to their reserved
room, the full one month's deposit will be transferred to
the RTBA as a security bond which can then be refunded to
the tenant when they have completed their contracted leasing
term (subject to the room and the furnishings are in the
same condition as it was upon occupation, taking into consideration
normal wear and tear).
Can I use the bond to settle my rental towards
the end of my stay ?
No, the bond is a separate matter and cannot
be use to offset rental at anytime. The security is held
by RTBA as required by the Office of Fair Trading & Business
Affairs for the owner to claim compensation in case the tenant
or their visitors caused damage to the property, cost incurred
for the cleaning of the premises that have not been kept
in a reasonably clean condition, the tenant have abandoned
the premises before the end of the contracted lease period,
lost of landlord's goods or any unpaid rent.
Where do I collect the keys from?
You may collect the keys by appointment from the Accommodation
Manager who will meet with you at your scheduled time of
arrival at the residence.
Can tenants smoke in O’Connell
Residence?
O’Connell Residence has a strict ‘no smoking’ policy.
Tenants and visitors may smoke in the open area outside the
building. Sand trays are provided for smokers to extinguish
their cigarettes before they enter the building.
Are meals provided?
The local area is host to many good restaurants and inexpensive
cafes so there is no need for in-house provision of meals.
However, the Accommodation Manager can recommend caterers
to tenants who require the service.
Are there Internet facilities?
Each room is equipped with its own ADSL capable telephone
line. Tenants can nominate their desired service provider
and make an application for ADSL broadband service themselves.
Many local ISPs also offer the option of pre-paid high speed
wireless Internet access.
Is car parking available?
The property itself has no car parking spaces but the public
car parks in the immediate area offer short and long term
car parking rental. Tenants can make direct arrangements
with these car parking facilities.
